Building Maintenance Worker I/II (HVAC & General Maintenance)
The DepartmentThe mission of the Maintenance Operations Department is to enhance the community by providing high quality maintenance services through the maintenance of safe and effective transportation systems and public infrastructure that support a desirable quality of life for residents, businesses, and visitors, and to support the City organization with efficient and effective services for City buildings and fleet vehicles.
The Positions
The Building Maintenance Division of the Maintenance Operations Department is seeking experienced Building Maintenance Workers to provide HVAC maintenance support for all public facilities, such as City Hall, Historic Buildings, Fire Stations, Police Department, Recreation facilities, and Rental Housing. Building Maintenance Workers (HVAC) design, fabricate, inspect, install, troubleshoot and evaluate problems with HVAC equipment. They also repair heating, ventilation and air conditioning systems and related apparatus. Additionally, they install, repair and/or replace controls for energy management system as well as perform preventive maintenance and sheet metal work, including design and fabrication.The Building Maintenance Division of the Maintenance Operations Department is also seeking experienced Building Maintenance Workers to provide general maintenance support for all public facilities, such as City Hall, Historic Buildings, Fire Stations, Police Department, Recreation facilities, and Rental Housing. Maintenance tasks for the general assignment typically include painting, electrical repairs, wall repair, roof repair, carpentry/metal work, and floor repair.

Definition
Under general supervision, performs a variety of duties at the skilled level to maintain and repair city buildings, structures and their attendant equipment. Assignments include carpentry, painting, locksmithing, plumbing, electrical, heating, ventilation, and air conditioning (HVAC), parts coordination/warehouse, and related work as required.
Class Characteristics
This first level classification in the Building Maintenance Worker series reports to Building Maintenance Field Supervisor and may receive direction from Building Maintenance Workers II and III. Incumbents independently perform routine carpentry, painting, HVAC, electrical, and plumbing maintenance and repair work, and assist Building Maintenance Worker II's in the repair and reconfiguring of buildings and building components. The Parts Coordination assignment requires requisition, purchase, storage and distribution of a variety of building maintenance materials and tools. Assignments, objectives, work methods, and sequence of steps are explained in general terms. Checks are integrated into work processes and/or reviews are frequent enough to ensure compliance with instructions.
Assigned duties and responsibilities require travel throughout the City in response to requests for the repair and alteration of buildings, materials or equipment. This work is frequently performed on uneven, sloping, slippery and unpaved surfaces, on ladders, in crawl spaces, indoors and outdoors, with exposure to extremes in noise, temperature, weather and humidity and in proximity to electricity, mechanical equipment, gasses, fumes, dusts, and chemicals.Building Maintenance Worker II
Definition
Under general supervision, performs a variety of duties at the journey level to maintain and repair city buildings, structures and their attendant equipment. Duties include: carpentry, painting, locksmithing, plumbing, electrical, control systems, heating, ventilation and air conditioning (HVAC) and related work as required. Incumbent may lead the work of others including those of the same classification. Depending upon need, duties of incumbents in this classification may emphasize a particular trade associated with building maintenance and repair.
Class Characteristics
This second level classification in the Building Maintenance Worker series reports to the Building Maintenance Field Supervisor and may receive direction from Building Maintenance Worker III's or II's. Incumbents may be assigned to perform in any of the skill areas. All of the tasks assigned to this classification are typically of moderate to high difficulty and complexity. Assignments, objectives, work methods, and sequence of steps are explained in general terms. Checks are integrated into work processes and/or reviews are frequent enough to ensure compliance with instructions. Incumbents are expected to plan details of each job and carry it to completion without immediate supervision. Building Maintenance Worker I
- Essential Functions
Carpentry/Metal Work:
• Performs rough and finish maintenance carpentry and plastering on commercial, public and residential buildings.
• Installs wood shelving.
• Repairs and replaces doors, windows, building hardware, fencing, and gates.
• Performs general maintenance repairs and construction of roof systems.
• Fabricates, and welds steel fixtures.
• Performs glazing and floor covering work.
Painting:
• Prepares surfaces for painting.
• Use brushes, rollers, and spray equipment, paints, metal primers and lacquers to paint and wallpaper a variety of interior and exterior surfaces.
Plumbing:
• Inspects, installs, troubleshoots and repairs plumbing fixtures components and supply waste lines, including re-building flush valves, sink faucets and valves.
Electrical:
• Inspects, installs, troubleshoots, and repairs electrical fixtures, equipment, and related apparatus, including changing ballasts.
HVAC:
• Performs preventive maintenance on heating and air conditioning units and related apparatus.
• Changes filters, blowers, and condensing fan blowers.
• Duties do not include refrigerant recovery.
Parts Warehousing/Coordination:
• Inventories and maintains the current status of all materials, parts, tools and equipment required by Building Maintenance.
• Determines when parts and materials inventories are low and purchases replacements as required.
• Locates and purchases non-stock building components required by Building Maintenance Workers.
• Receives, organizes, stores and distributes parts, materials, tools and equipment.

• Paints a variety of interior and exterior surfaces using brushes, rollers and spraying equipment.
• Repairs, removes and hangs wallpaper.
• Uses stain, varnish and lacquer in finishing cabinets, countertops, doors and other wood surfaces.
• Uses metal primers and paints to coat metal surfaces.
Plumbing Assignments:
• Inspects, installs, troubleshoots and repairs plumbing components and plumbing fixtures.
• Repairs pumps, valves, fire sprinkler systems and related apparatus.
• Installs or relocates existing copper, galvanized, PVC and ABS plumbing lines.
• Installs new fixtures and/or garbage disposals.
Electrical Assignments:
• Performs maintenance and repair work on building power and lighting systems, sewage and storm pumps, motors and HVAC systems.
• Inspects, installs, troubleshoots and evaluates problems.
• Repairs and/or replaces electrical parts and/or electronic components in motors, generators, pumps, telemetry controllers, alarm systems, pneumatic systems, boilers and other related equipment and apparatus.
• Performs refrigerant recovery.

Knowledge, Skills and Abilities
Knowledge of: generally accepted construction and repair procedures and materials used in the areas of carpentry, painting, plumbing, electrical, heating, ventilation, air conditioning, and related trades/crafts; safe work practices; first aid; and the Uniform Building Code, Uniform Plumbing Code, National Electrical Code, and Uniform Mechanical Code.
Parts Coordination assignment:
In addition to the above, knowledge of: Stock and inventory control practices, and warehousing methods and procedures.
Skill to: operate hand and power tools commonly used in building maintenance; make use of proper lifting techniques.

Education/Experience
Any combination of education and/or experience equivalent to completion of high school and two (2) years of progressively responsible experience in the operation, maintenance and repair of building systems and components, and/or building maintenance parts supply and inventory management work.
Licenses/Certificates/Special Requirements
Possession of, or ability to obtain by time of appointment, a valid Class C California Driver License is required. Failure to maintain this license will result in discipline up to and including termination.
